“Mother of Three Overcomes Poor Credit to Secure Mortgage”

Louise, a mother of three, had doubts about qualifying for a mortgage due to her poor credit history. Despite this, she and her husband embarked on saving for a deposit six years ago, not expecting to purchase a home soon given their past debt issues and credit defaults.

Negative marks on credit reports, like missed payments and defaults, persist for six years in the UK. While obtaining a mortgage with bad credit is challenging, it is not impossible, but certain considerations must be taken into account. Seeking guidance from a specialized mortgage broker is advisable, as individuals with poor credit have limited options compared to those with good credit.

Louise shared her experience, revealing that her credit setbacks stemmed from past financial decisions involving catalog credit and credit cards, although she has since cleared all her debts. She emphasized the impact of defaults on her credit file, which had hindered her mortgage prospects for years.

Fortunately, after consulting with a mortgage broker, Louise and her husband secured approval for a mortgage from the West Brom Building Society, disregarding the imperfections in Louise’s credit history. Their combined full-time employment enabled them to meet the affordability criteria for their monthly mortgage payments.

The couple’s perseverance paid off when they were granted a mortgage for their four-bedroom home in Prudhoe, Northumberland, valued at £192,000, with a 5% deposit of £9,600. Currently locked into a two-year fixed deal with a slightly above 5% interest rate, they plan to refinance next year to potentially lower their rate.

Louise encouraged others facing similar credit challenges not to lose hope, emphasizing that with an income and a demonstration of affordability, obtaining a mortgage despite adverse credit is feasible. She urged individuals in similar situations to remain positive and not discount the possibility of homeownership.
