Rightmove has released data on the 25 towns experiencing the largest surge in housing prices in 2025. Topping the list is Hawick in Roxburghshire, Scotland, where the average home price rose by 18% to £148,633. Durham followed closely in second place, with prices increasing by 15% to £251,339, and Stannington in Sheffield came third with a 12% hike to £264,078.
The analysis highlights lower-cost regions dominating the growth rankings, factoring in house prices, demand, and supply. Across the top 50 areas, the average home price stands at £270,711, significantly below the national average of £368,031.
In a year-over-year comparison, national average asking prices dipped by 0.6% by the end of 2025. Scotland leads in representation on the top 50 list with 12 locations, followed by the North West and Yorkshire & The Humber with 8 each. Interestingly, London, with an average asking price of £679,782, did not feature in the top 50 for price growth last year.
Rightmove attributes last year’s price growth to affordability, noting a preference for suburbs near city centers due to increased office attendance. Additionally, proximity to universities and major NHS trusts appears to drive demand in certain locations. Colleen Babcock, a property expert at Rightmove, emphasized the impact of affordable pricing on boosting demand and subsequently driving up house prices in these areas.
